Coburn Woods is a self-managed homeowners association of 220 detached single-family homes on leased land. The lease and amenity fee is built into the HOA fees. Neither the Association or the Resident Owner has any ownership claim to the land. The Association is responsible for the maintenance of common areas, while the homeowner is responsible for the maintenance of their home, both interior and exterior.
Yes, our rules state each unit is allowed two (2) vehicles. One must be kept in the carport or garage and the second must be parked in the assigned second spot. Note: In a limited number of cases, the second spot is the "driveway" immediately outside the carport. Be sure to check the parking maps to confirm the location of the Unit's second spot before purchasing. There are spots for visitors throughout the community, although long-term visitor parking is not allowed and residents cannot park an additional car in visitor spots. Any parking for a third vehicle must be approved by the Board of Directors and some third vehicles cannot be parked on community grounds. It is the responsibility of the homeowner to find off-site parking. Fourth cars are not approved under any circumstance.
Yes, the rules and compliance to the rules are a big part of what makes Coburn Woods the tranquil neighborhood community that it is. We all contribute to the aesthetic quality of the Woods, and the friendly private community we call home. You can review both the Community Rules and the Architectural Rules under the Resources tab here on the website. The Association reserves the right to visually inspect a home for Rules Compliance at any time, however, this visual does not equate to or substitute for any home inspection, as the visual is an exterior only check for CW Rules Compliance only. Please note that exterior compliance to CW is the homeowners financial responsibility.
